5. Facility Type and Compliance Requirements
Medical, dental and childcare space requires hospital-grade disinfectants used at the correct dwell time, separated color-coded materials and documented touchpoint protocols. Warehouse and industrial space requires auto-scrubbers and crews trained to work safely around active operations. Both cost more than a general office — for good reason.

6. Access Windows
After-hours and overnight service, badge access, alarm codes, security escorts and freight-elevator scheduling all affect labor cost. A tight two-hour window in an occupied building is more expensive than open overnight access.

7. Consumables
Paper products, soap and liners are a real line item. Some companies include them, some bill them, and some quietly leave them out so the bid looks lower. Ask directly.

8. Who Actually Shows Up
